Syracuse – The Parkside Commons housing complex in Syracuse is set to undergo a major redevelopment aimed at transforming the troubled East Side housing area into a more livable and safe environment. The owners of Parkside Commons have announced plans to construct nearly 200 new affordable apartments across the street from the existing complex while also renovating 200 existing units and demolishing four severely deteriorated buildings.
The phased project is currently in the early planning stages and will require millions in government funding and various regulatory approvals. If successfully implemented, it aims to alleviate the long-standing challenges of crime and poverty that have affected the 10-building campus for years.
The initiative is being led by Parkside Commons Ventures LLC, a partnership between two affordable housing companies based in Brooklyn and Baltimore. This complex currently provides rent-subsidized housing for over 900 residents, including many families with children who reside in this community.
Parkside Commons has faced pressing security issues in recent years, with notable incidents including the killings of two men and a significant drug bust that occurred in May. The redevelopment project is designed not only to revitalize the structures but also to enhance the safety and overall quality of life for residents by integrating a mix of market-rate and workforce housing options.
The redevelopment plans outline the construction of a five-story mixed-use building containing 143 units, alongside a four-story building with an additional 50 units, situated at the corner of Fayette and Westmoreland. To support these new developments, the project team is currently in discussions to acquire necessary land parcels from the Greater Syracuse Land Bank and other private owners.
The four buildings scheduled for demolition have been identified as high-crime locations within the area and will be replaced with a combination of market-rate and workforce units aimed at bettering the existing demographic mix and enhancing community safety.
Parkside Commons Ventures, which purchased the property for $26 million a year ago, has outlined plans to begin the renovation process in the first half of 2026, assuming financing is secured by spring 2025. Renovations will include significant upgrades to security measures, as well as new roofing, improved interior finishes, services including plumbing and mechanical work, and enhanced landscaping throughout the complex.
While these renovations are being planned, some current tenants may need to be temporarily relocated to facilitate the process. The safety and comfort of those affected remain a priority as the project moves forward.
City officials, including the commissioner of neighborhood and business development, have expressed cautious optimism regarding the developers’ plans, anticipating that state officials will also lend support, with hopes for potential funding approvals by mid-2026. To kick off this transformation, a site plan approval request will be presented to the City Planning Commission on October 20.
This redevelopment initiative is part of a broader effort aimed at addressing the concentration of poverty in the Syracuse area and enhancing community safety. If successful, it has the potential to significantly improve living conditions for current and future residents of Parkside Commons, transforming the complex into a safer and more desirable neighborhood.
