Newly built homes providing affordable housing for families in Alpena.
Habitat for Humanity Northeast Michigan is set to complete three new homes on Bedford Street in Alpena by fall 2025. The houses, located near Ella White Elementary School, will offer various amenities and are part of a project aimed at fostering sustainable homeownership. The initiative emphasizes community collaboration and the importance of affordable housing for families in need.
Habitat for Humanity Northeast Michigan is on track to complete the construction of three new homes by fall 2025, located on Bedford Street in Alpena. The homes will be situated at 307, 317, and 321 Bedford St., conveniently near Ella White Elementary School.
Construction commenced on April 18, 2025, with the initial work focusing on the foundation. The new residences are anticipated to be move-in ready by October 2025. The previous structures on the site, which had been standing since the 1920s and 1930s, were determined to be beyond repair and ultimately demolished due to safety concerns.
The demolition project received financial assistance from the State Land Bank in Lansing, which allocated $500,000 to the Alpena County Land Bank to facilitate the acquisition of the property. Before the demolition, environmental studies were conducted, revealing the presence of contaminants in the original buildings, which mandated their removal.
To qualify for the new homes, prospective residents must navigate a rigorous qualification process aimed at ensuring long-term sustainability of homeownership. Participants in this process are also required to engage in “sweat equity,” contributing their time and efforts during certain building phases to make the homes affordable through an obtainable mortgage.
The homes at 317 and 321 Bedford will each offer three bedrooms, a bathroom, a living room, a kitchen, a one-car garage, and front and back porches. The home at 307 Bedford is designed with two bedrooms and is specifically intended for a retired teacher who has never owned a home before.
Excavating services for the construction sites are being provided by Dave Marchlewski, while oversight of the building process is managed by Bryan DeCare Masonry. The modular components for the homes at 317 and 321 Bedford are being supplied by Ritz-Craft Corporation from Jonesville. In contrast, the home at 307 Bedford will be built using traditional stick-built methods.
Throughout the project, Habitat for Humanity Northeast Michigan has actively collaborated with local officials, including Montiel Birmingham, Alpena’s Planning, Development, and Zoning Director, as well as the Alpena County Land Bank to ensure compliance with regulations and community standards.
