Richmond, VA – The Aire at Westchester, a major new development project located adjacent to Westchester Commons, is set to transform a 334-acre tract directly west of Route 288 and Midlothian Turnpike. Land preparation for the project has been underway for several months, and the construction is expected to commence after October 2025, with a goal of providing over 2,200 residential homes and commercial space in the coming years.
The Aire at Westchester is projected to introduce a diverse mix of living options, including single-family homes, townhomes, apartments, and business facilities, as part of a comprehensive development plan spanning the next 10 to 15 years. The initial phase will feature for-sale townhomes and two-over-two condominiums, strategically positioned beside Watkins Centre Parkway. This phase will also include a central 5-acre park designed to serve residents and reinforce the community atmosphere.
With the aim of enhancing the area’s infrastructure, improvements such as streets and curbs are anticipated to be completed by fall 2025, paving the way for the residence construction. The homebuilders have already been selected for the first phase, which encompasses Eagle Construction of Virginia and Main Street Homes. Main Street Homes will specifically focus on developing the two-over-two condos, while townhomes will be constructed by HHHunt and Eagle Construction.
In terms of financial expectations, prices for the townhomes built by HHHunt will commence in the $500,000s. However, the pricing details for the units from Main Street Homes and Eagle Construction have yet to be disclosed. The construction and subsequent sales activities are expected to kick off in early 2026.
In addition to residential units, The Aire at Westchester plans to incorporate a substantial commercial section covering approximately 50 acres. This segment is set to offer a total of 200,000 square feet of commercial space, which may potentially include establishments such as a grocery store and a hotel, responding to community demand for local amenities. Specific details regarding prospective tenants for the commercial buildings will be revealed in the coming months.
One of the key features of The Aire at Westchester will be its commitment to integrating residential living with green spaces.
